Where to live in San Angelo.

San Angelo is a city of about 100,600 people that grew outward from a river and a fort. Where you live inside it changes the commute, the school district, the taxing units, and the house itself. These guides put the facts on the eight areas people ask about most, one page each.

How the city is laid out

Start at the river. The North Concho runs through downtown, and the Concho River Walk follows it for about four miles from West 14th Street to Rio Concho Drive. Fort Concho, the 1867 post the city grew up around, is at 72 West College Avenue. The oldest houses are here too: Santa Rita and the Angelo Heights Historic District, listed on the National Register in 1988, sit between downtown and the university.

Angelo State University, with 12,003 students in fall 2025, sits west of downtown, and College Hills is the neighborhood on its south side. Goodfellow Air Force Base, the area's largest employer with about 6,200 direct jobs, is on the northeast side, and PaulAnn is the neighborhood closest to it.

Growth runs southwest. Bentwood and Southland are the established southwest-side neighborhoods, and the newest subdivisions, including D.R. Horton's Enclave at Twin Oaks just south of Loop 306, are out that direction too. Lake Nasworthy is about seven miles south of downtown, and San Angelo State Park is on the west edge, with The Bluffs backing up to it.

Past the city limits, the small towns and their school districts take over: Wall is about 10 miles southeast on U.S. 87, and Christoval about 20 miles south on U.S. 277. Homes out there skip the city tax rate and use their own district's school rate.

The eight areas

  • Bentwood: townhomes to golf-front estate homes around the private 18-hole Bentwood Country Club course on the southwest side, about six miles from downtown.
  • Santa Rita: 1920s to 1950s houses on pier-and-beam with hardwood floors, next to the Angelo Heights Historic District and under two miles from downtown.
  • College Hills: the established neighborhood that grew up along the south side of the Angelo State campus.
  • Southland: patio homes and larger single-family houses under mature trees on the southwest side, with the newer Southland Village section and the state park under two miles away.
  • The Bluffs: hillside homes on the west side from the 1980s to new construction, some backing onto San Angelo State Park.
  • PaulAnn: three- and four-bedroom single-family homes on the northeast side, the neighborhood closest to Goodfellow Air Force Base.
  • Lake Nasworthy: waterfront homes with private docks and planned sections of brick ranch houses around the 1,380-acre city lake.
  • Wall & Christoval: acreage and small-town living in two separate school districts, Wall ISD and Christoval ISD.
