Where it is, and how far from everything else

San Angelo is the county seat of Tom Green County and the biggest city for a long way in any direction. That isolation is the trade-off people either love or leave over: no traffic, no sprawl, and a real drive to the nearest bigger city.

Flying: San Angelo Regional Airport (Mathis Field, airport code SJT) is the Concho Valley's only commercial airport. American Eagle flies to Dallas/Fort Worth, and from there anywhere.

Who hires here

Five employers account for a big share of the paychecks in town, and four of them are not going anywhere: the Air Force base, the hospital, the university, and the school district. The city's own audited financial report lists the largest employers each year. These are the fiscal 2024-25 figures.

The older economy is still here too. Producers Livestock Auction on North Bell has run sheep and goat sales every Tuesday and cattle every Thursday under the same family since 1954, and the USDA publishes a weekly market report just for it. San Angelo was once the largest wool and mohair shipping center in the country, and the stock show still fills the fairgrounds every February.

What homes cost

San Angelo is one of the more affordable metro markets in Texas, and it has stayed that way while the big metros swung. In 2025 the local median sale price rose 4.4 percent while the statewide median fell.

Where the sales actually landed in 2025: about 34 percent between $200,000 and $300,000, 23 percent between $100,000 and $200,000, 22 percent between $300,000 and $400,000, and about 10 percent above $500,000. For comparison, the Texas statewide median was $335,000 with 67 days on market.

Property taxes, and the income tax you will not pay

Texas has no state income tax. The state constitution forbids one. What you pay instead is property tax, set each year by every taxing unit your home sits in. For a house inside San Angelo city limits and San Angelo ISD, the 2025 adopted rates were:

On a $263,745 home with the $140,000 school homestead exemption applied to the school portion only, the rough math is about $4,660 a year before any other exemptions. That is an estimate, not a bill; the Tom Green Central Appraisal District has a tax estimator that uses your actual property. Homes in Wall, Christoval, Grape Creek, or the other outlying districts use those districts' rates instead, and homes outside the city limits skip the city rate entirely.

Two rules worth knowing before you buy: if the house is your primary residence, file for the homestead exemption with the appraisal district (Form 50-114, generally due before May 1), and once you have it, your taxable value can rise no more than 10 percent a year regardless of what the market does.

Weather

Semi-arid, sunny, and hot for three months. Winters are short and mild with the occasional hard freeze. Rain comes mostly in spring and fall storms, and the total is about 21 inches a year.

Schools

Most of the city is in San Angelo ISD: 14 elementary schools, 3 middle schools, and 2 high schools, Central and Lake View, serving about 13,000 students. Campus assignment is by home address; the district's attendance zone maps are on saisd.org.

The small districts ringing the city, Wall ISD, Christoval ISD, Grape Creek ISD, Veribest ISD, and Miles ISD, are a big part of why people buy outside the loop: a single campus or two, a short drive, and a different pace than a city district. Each has its own boundary, so confirm with the district before you count on a specific school.

Charter and private options include Texas Leadership Charter Academy (a public charter, K-12), Cornerstone Christian School (PK-12), Angelo Catholic School (3K through 8th), Ambleside School of San Angelo, San Angelo Christian Academy, and Trinity Lutheran School.

For college: Angelo State University set an enrollment record of 12,003 students in fall 2025, and Howard College's San Angelo campus on Highway 67 handles nursing and health professions, workforce programs, and transfer credits.

Water, power, and internet

Water is the thing every West Texas town plans around. San Angelo draws from several sources: O.H. Ivie Reservoir through a purchase agreement with the Colorado River Municipal Water District, the South Concho system fed by Twin Buttes and Lake Nasworthy, O.C. Fisher, and groundwater from the Hickory Aquifer, which arrives through a 62-mile pipeline the city built with a $120 million state loan. Drought restrictions happen; check the city's current stage before you plant a lawn.

Internet: fiber from Frontier covers most of the city, with T-Mobile Fiber, NTS, and others in parts of it; Optimum cable covers nearly everything; 5G home internet and Starlink fill the gaps outside town. Verizon Fios is not available here.

Healthcare

Shannon Health is the region's hospital system: licensed for more than 600 beds, over 400 providers in 40 specialties, the area's only Level III trauma facility, a women's and children's hospital with a Level II NICU, and its own air ambulance. For most of West Texas, this is the hospital.

• Lake Nasworthy, the constant-level city lake seven miles south of downtown, with city parks, boat ramps, and a marina.
• San Angelo State Park on O.C. Fisher Reservoir: 50 miles of trails, the official Texas State Bison Herd and Longhorn Herd, and dinosaur tracks.
• The Concho River Walk, about four miles of paths, gardens, and the RiverStage amphitheater through downtown, named one of the American Planning Association's Great Public Spaces in 2017.
• Fort Concho, the 1867 frontier post and National Historic Landmark with 16 original buildings, run as a city museum since 1935.
• The Chicken Farm Art Center, working artist studios and a restaurant in a converted 1971 chicken farm, with a First Saturday open house every month.
• The San Angelo Stock Show & Rodeo, running since 1931, a PRCA rodeo that takes over the fairgrounds every spring.
• Angelo State athletics, NCAA Division II in the Lone Star Conference, with football at LeGrand Stadium and a baseball program that won the national title in 2023.
