Things to know before you buy

• On-base housing is the alternative to compare against. Goodfellow's family housing is privatized and operated by Hunt Military Communities: 240-plus homes in three neighborhoods, leasing office at 2025 Longhorn Drive, San Angelo 76905, (325) 244-5885. Active-duty members can pay in arrears after moving in.
• Goodfellow is a training base, so most of its population turns over. The average daily student load is about 3,200, on top of the permanent-party cadre. That shapes how often homes near the base change hands in any given season.
• Manufactured homes are part of the mix. If the one you like is one of them, ask your lender early whether your loan program covers it.
• File the homestead exemption if the home is your primary residence (Form 50-114, generally due before May 1). The school district exemption is $140,000, and after that your taxable value cannot rise more than 10 percent a year.
• Verify internet at the address. Frontier fiber covers about 87 percent of the city and Optimum cable about 97 percent, but that is citywide, not street by street.
