The housing
The neighborhood is named for the university, and the campus forms its northern edge. The college itself opened in 1928 on North Oakes Street near downtown, outgrew that site, and broke ground on the West Avenue N campus in 1947 with $300,000 raised by San Angelo residents. It became Angelo State College in 1965, Angelo State University in 1969, and joined the Texas Tech University System on September 1, 2007. The houses filled in around it over the decades that followed, which is why the styles on a single street can span a long stretch of the twentieth century.

Angelo State set an enrollment record of 12,003 students in fall 2025, including about 1,900 graduate students, and its athletic venues sit on and around the campus: LeGrand Stadium for football, the Junell Center and Stephens Arena for basketball and volleyball, Foster Field for baseball, and Mayer Field for softball. The Rams compete in NCAA Division II's Lone Star Conference, and the baseball team won the national title in 2023.
By road from College Hills Boulevard: the Angelo State campus is about 2.8 miles, downtown 4.3 miles, Shannon Medical Center 4.5 miles, and Goodfellow Air Force Base about 6.2 miles, roughly 13 minutes. Bentwood Country Club and its private 18-hole course are on the southwest side of town, a few minutes further out.

Things to know before you buy
- The university calendar shapes the block. LeGrand Stadium seats about 5,500, and it is a few blocks away. Drive the street on a football Saturday before you decide.
- Check the deed restrictions and zoning for the block, especially if you plan to rent the house or add a second unit. The city's Planning and Development Services can tell you what a lot allows.
- Older houses earn a full inspection. Ask about the roof, the electrical panel, the sewer line, and the foundation before you spend money on anything else.
- Watering rules cover the whole city. Standard conservation allows outdoor watering twice every seven days from April through October, once every seven days from November through March, never between noon and 6 pm, and no more than 1 inch per week. Drought levels tighten that further.
